How Many Times Can You Do Homestead Exemption in Texas?
You are welcome to use the Texas homestead exemption as many times as you like throughout your life. However, there is a strict "one at a time" rule: it is only possible to have one active residence homestead exemption in any given tax year. In case of selling the current house and moving into a new one, you simply apply again for the new property.
Can you claim a homestead exemption more than once in Texas?
Yes. There is no lifetime cap on how many houses can be protected. The limit is parallel to the primary residence — not a total count. Since you can only live in one place as the "main" home, it is only possible to claim one exemption at a time.
| Situation | Result |
|---|---|
| You stay in the current home | The exemption generally stays active automatically |
| You move into a new primary home | You are eligible to file for the new property |
| You buy a rental or vacation home | These do not qualify for the residence exemption |
| You try to claim two homes at once | This is not allowed and may result in denials or tax corrections. |
What happens when you move?
Once you move out of the old house, it no longer qualifies as the residence homestead. The new house becomes eligible once you own it & use it as the primary address. In case of moving in the middle of the year, it is still possible to receive a partial (pro-rated) exemption for the remainder of that year — provided the previous owner didn't already claim it for that same period.
Do you have to apply every year?
No. Once the application is approved, you generally don't need to do anything else. You only need to file a new application in the case of:
moving to a different home.
the chief appraiser asks you for a new application in writing
your status changes — for example, you turn 65 or qualify for a disability exemption
A general mistake is assuming the exemption "follows" you to a new house automatically. It does not. Every time you change the primary residence, a new application must be submitted for that specific address.
